We are inside Area C, Milan's limited traffic zone, on the stretch of Corso di Porta Ticinese between Basilica of Sant'Eustorgio and the Columns of San Lorenzo. The building is a historic "Vecchia Milano" block, with a long courtyard, iron-railed walkways running along the inner façade and potted plants lining the railings. The apartment is on the 2nd floor of the innermost wing. To reach it you cross the courtyard and step into a quiet atmosphere. The apartment overlooks the courtyard on one side and the greenery of Via Scaldasole on the other. A balcony around 10 metres long runs along this side, giving the home its distinctive character. In need of renovation, it offers an appealing starting point for anyone who loves the historic homes typical of Navigli/Ticinese area of Milan. The living area is set apart from the passage by a low wall topped with granite, and at the far end of the room there is a brick fireplace. The photographs show a sofa, a wall unit and a round dining table for four, with room to move comfortably around them. The living-room window offers an evocative view down the full depth of the inner courtyard, between the railings of the walkways and the potted plants. It is the classic image of Milan's traditional courtyard buildings (case di ringhiera), here framed like a picture. To the left of the entrance is a double bedroom, with a tall window facing inwards. OVERLOOKING THE GREENERY The hallway leads to the centre of the apartment and the remaining rooms. To the left is the other double bedroom, with a French window onto the balcony and the trees right in front. In the warmer months, keep it open to enjoy the greenery and the quiet of the area even more. Next is the bathroom, with a window and a large shower, reached through an anteroom with shelves. Finally, the eat-in kitchen: fitted units along one side, a table for 4 to 6 on the other. Here too, lunch comes with the French window open onto the balcony. THE BALCONY This is the home's defining feature. It runs for about 10 metres and faces west: direct sun arrives in the early afternoon and stays until sunset. Trees rise beyond it, their canopies reaching balcony level and above. The surrounding buildings also make a pleasant backdrop: a period building similar to this one and another that has been fully renovated in a restrained style. FOUR GENEROUS ROOMS The apartment needs renovation, but offers the following starting points: • Ceilings 3 metres high. • Generous rooms throughout, including the kitchen, with two double bedrooms.
